We’re in total agreement that March 2022 felt like one of the longest periods ever. But now we’re finally through it, and going into the new month strong with tons of new software upgrades…
A big boost to 20:20s for lettings properties
20:20s (otherwise known as sold-or-let-in-your-area campaigns) is one of the most powerful ways to prospect and win new stock with Spectre. However, because of the sheer high density of tenanted properties in some cities, pulling through addresses in the local radius was always easier for sales properties, rather than rentals. That’s why our team gave lettings properties using 20:20s a massive boost.
They sped up the back-end of our system, which now allows agents in big cities (including central London) to use the standard 500m radius and reach out to hundreds of rented properties nearby. As a result, agents can use Spectre’s 20:20s for rented properties without computer error - making lettings even more effective, and meaning better results. The icing on top of the cake? We’ve also added a count on the Lettings menu to tell users how many 20:20s are outstanding - meaning they can catch each and every one.
Notifications on expired title deeds
Spectre Lettings has been going strong for three years now (can you believe it?) - which means occasionally the title deeds stored in Spectre accounts might become outdated. To make sure users get data that is accurate every time, we now check every title deed purchase - matching it up against Land Registry to check whether the property has been sold since the deed was bought. If it has, we mark it as expired, prompting the user to purchase the new title deed, so they can write to the new owner. It means agents don’t waste marketing spend writing to the wrong person, and can make sure their prospecting materials end up in the right hands instead.
New improvements to the generate letters page on Lettings
We pride ourselves on building software that is straightforward to use - our whole premise is developing a suite of tools that makes marketing easy. That’s why we updated our ‘Generate Letters’ page on Spectre Lettings, removing the ‘buy all title deeds’ checkboxes and replacing them with a single button that gives you a list of properties to check and uncheck. It makes buying title deeds even simpler, and makes generating letters a doddle. And the team didn’t stop there... the page now auto-refreshes every time you buy a title deed so agents can see the new details load in. Great stuff.
More small but mighty admin improvements to accounts and company pages
Sometimes it’s the smallest cogs that make the machine work at its best. That’s why we like to stay on top of small admin improvements, and this past fortnight we’ve done the following:
- Added more information about users, like what type of user they are
- Created a ‘Primary User’ system that allows us to more easily shadow accounts
- Added an easy-to-copy list of postcode sectors in accounts
- Added account branches to Additional Sector Orders
- Tidied up the list of account featurables
Delete inactive users
A tiny change with a big impact. You can now remove ‘inactive’ users from your Spectre accounts - like those who’ve left the business - so your account remains streamlined and you can see exactly who is using Spectre, and decide your game plan accordingly.
Rebranded Live Properties
With so many processes, additional steps and parties involved, we know handling Lettings can sometimes be complicated. So after some agents told us that the term ‘Live Properties’ was confusing on Spectre Lettings, we rebranded it to ‘On-Market Properties’ - so everyone knows exactly where they stand.
As we enter the fourth month of 2022, we’re proud of how far Spectre has come already this year. And guess what? It’s only going to get better. Stay tuned for more…
