We hope you all enjoyed the long Bank Holiday weekend and are feeling refreshed. We’re back and excited as ever to share with you some of the most recent developments to Spectre... and we’ve got a feeling you’re going to find these rather eggcellent.

EXCLUSIVE: Brand new Spectre A.I.

You might have seen the news already, but we’re proud to say that Spectre A.I. is officially a go! Trained on seven years of direct mail experience and our entire property database, Spectre A.I. uses a machine learning model to cleverly select which properties are likely to convert into an instruction, resulting in an incredible 2.4x increase on (an already high) return on investment. Agents no longer have to manually filter through properties before sending targeted 20:20s (or sold-in-your-area) campaigns - our super-intelligent feature now does it for you.  

Data Integration with Street.co.uk

Did you know personalised prospecting letters are 3 times more effective than those that start with ‘Dear Homeowner’? This is one of the simplest and most effective ways to enhance your prospecting strategy through Spectre. And you’ll be pleased to know adding vendor names into our instruction generation tool just got a whole lot easier thanks to our recent integration with Street.co.uk. By connecting your Spectre and Street accounts, Spectre will pull names of known contacts from Street into the software every day. And since both platforms operate using the same data system, you can rest assured no data will go missing. The Spectre-Street integration is a much more efficient pairing than you could get with any other instruction generation tool and CRM, and allows agents to send letters that generate three times the instructions - without needing to manually input names ever again.

Smarter title deed purchasing

Our smart integration with the Land Registry makes it easy for agents to write to landlords and quickly increase their lettings portfolio - however, sometimes knowing which title deeds to purchase can be tricky. That’s why our team has simplified the process by removing any options that don’t apply to the agent, and listing the title deeds by most recently updated. It’s just another way Spectre gives agents more time to focus on the most important part - generating instructions.  

Automatic top up of Anniversaries properties

One of our most recent developments, nicknamed ‘Anniversaries Easy Onboarding’, allowed agents to use Spectre’s own data in our Anniversaries feature, instead of data from their own CRM. After tons of praise from satisfied agents, we took this one step further by creating a ‘top up properties’ function. Once a month, Spectre now checks the Land Registry to see if any of the agent’s properties have sold, and if we find anything, the properties are automatically added to Anniversaries - without the agent needing to do anything at all.

Design improvements to letterheads

We designed Spectre to help agents create personalised prospecting campaigns that pack a punch. However, sometimes agents’ letterhead designs end up clashing with the recipients’ addresses. One of our newest developments, aptly named ‘fixed letter start positions’, allows users to set the address to start at the same point on the page - regardless of how long the address is - so they can create eye-catching campaigns every single time.

New postcard previews

Postcards are one of the most popular forms of marketing with our agents… But sometimes, it’s hard to tell which images will look the best when they’re printed. That’s why whenever an agent now uploads an image and generates a postcard, Spectre shows them a PDF preview before they confirm postage. This allows them to do more quality control easily, and better protect their brand.

A boost to bungalows

With an estimated two million bungalows on the market, properties with one floor are just as important as those with two within Spectre’s off-market focus feature. And to make sure our software has identified all the bungalows in the UK, our development team paired up with our data team to find an additional source of bungalow data. As a result, we’ve gone from detecting 427,000 bungalows, to a whopping 1,300,000 - taking it up a level, if you will.

Despite two four-day working weeks, our team has been working hard to give Spectre a big Easter boost. Stay tuned for more brilliant updates as we barrel our way through Spring…
